In 1975, Ian was honored as a Fellow in the American Institute of Architects for his design achievements. He is a multiple winner of the AIA National Honor Award and has won numerous other design awards, including the Progressive Architecture Design Award. His numerous publications include the book Snow Country Design and articles for such publications as AIA Journal and Progressive Architecture. Ian is an associate member of the American Society of Civil Engineers (ASCE) and the only architect serving on the ASCE 7’s Snow Loads Subcommittee. Ian earned a bachelor of architecture degree from the University of California, Berkeley, where he lectured in architecture from 1957 to 1960. He is licensed in Alaska, California, Florida, Colorado, Guam, Hawaii, Idaho, Illinois, Maryland, Minnesota, Montana, Nevada, New Mexico, New York, Ohio, Utah, Washington and Wyoming. President Philip R. Croessmann, AIA, Esq. joined IMA as President and shareholder in February 2007. After graduating with his Bachelor of Architecture from the University of Oregon School of Architecture and Allied Arts in 1976, Phil went on to obtain a Juris Doctorate degree from the University of Syracuse College of Law in 1980. He is a licensed architect in Maryland and a member of the Bar in Virginia, the District of Columbia, New York and Washington State. Early in his career, Phil served as a lobbyist and deputy general counsel for the American Institute of Architects in Washington, D.C. While on staff at the AIA, his duties included dealing with the general legal matters of the Association as well as lobbying in the areas of federal procurement, international practice, professional liability, and liaison with federal agencies and allied associations. After leaving the AIA, Phil entered private practice as an attorney. He practiced primarily within the construction industry, where he represented numerous architectural and engineering firms, owners and contractors in both simple and complex litigation.

As a dedicated member in industry associations, he is also on the Board of Directors and the 2004 President of the Northern Virginia Chapter of the AIA and is active in the Associated Builders and Contractors of Virginia. He has also served as an arbitrator for the American Arbitration Association and is actively involved in alternative dispute resolution. Founder Ian Mackinlay, founder of IMA, is an award-winning architect who has directed hundreds of projects, including single-family and multi-family housing; hotels; governmental, educational, scientific, and medical facilities; commercial developments; and office high-rises. Many of these projects have included extensive planning studies. Ian is an internationally recognized expert on snow and cold country architecture. He has led many architectural design and master planning projects in snow and cold regions, ranging from private homes to ski resorts, and consults extensively on snow and cold–related design and construction issues (including moisture and condensation problems) and forensic investigations. He has extensive experience in designing and building for tropical regions as well. Ian’s work can be seen in Hawaii, Guam, Nauru, Saudi Arabia, Germany, France, Austria, and Italy as well as the United States. Since 1980, Ian has worked on more than 400 design and construction defect cases, and he founded IMA in part to build a practice focusing on forensic architecture. He is frequently retained to provide expert testimony on planning, design, and construction in snow and cold regions; moisture in buildings; and project organization. Ian has worked on cases throughout California, the American West, and the Pacific Islands.

Principal - San Francisco Office Jeff Luney joined IMA in February 2004 as business manager. He has held several significant management positions during a career spanning more than 25 years in the fields of architecture, real estate, financial services and facilities management with organizations that include several Fortune 500 companies and a global real estate consultancy. Most recently, Jeff served as studio director for Gensler Architecture, Design & Planning Worldwide, where he was responsible for the management and operation of its San Jose studio. Before joining Gensler, Jeff served as the environmental risk manager, coordinated employee health and safety, and managed a $62 million ADA compliance program for a major financial institution. In addition, Jeff worked on site planning and land use negotiation for the Aspen Institute of Humanistic Studies' historic buildings in Queenstown, Maryland; the Hard Rock Hotel and Casino in Las Vegas; and First Interstate Bank in Walnut Grove, California.

Following the catastrophic 1998 fire at the First Interstate Tower in Los Angeles, Jeff served as senior project manager for the repair, restoration and reoccupancy of this 62-story landmark structure. He managed a large team of architects, consulting engineers, construction managers and contractors. He gained extensive knowledge about high-rise design, fire and life-safety codes, and played an instrumental role in securing a $50 million insurance settlement. Jeff has served as project manager for numerous design and construction projects that included office, laboratory, manufacturing and distribution facilities throughout the U.S., Asia and Middle East. Prior to this, he worked as a project architect with Thirtieth Street Architects in Newport Beach and Loebl Schlossman & Hackl in Chicago. In 2003, Jeff shared his knowledge of architectural design as a co-lecturer for CEE 138, Campus Design in an Urban Context, at Stanford University's College of Civil and Environmental Engineering. His architectural drawings and a model have been exhibited at the Walker Art Center in Minneapolis and the Graham Foundation in Chicago. Jeff's professional speaking experience includes lectures on topics that include ADA compliance, environmental due diligence from the lender's perspective and successfully managing design consultants. Jeff holds a bachelor of science degree in architecture from the University of Virginia and attended USC Law Center, where he received a certificate in environmental law. He became accredited as a Certified Facility Manager in 1993. He is licensed in California.

Senior Project Architect As IMA's technical expert, Rick Flood concentrates on quality assurance and constructability analysis of design projects, complex design and construction disputes, and remedial design of defective construction. He has more than 40 years of experience in architectural production and construction administration, coupled with a solid background in building systems and materials usage, technical detailing, specifications, and fire and water performance testing on subjects such as curtain walls and laboratory mock-ups. Rick represents IMA as a professional member of the International Conference of Building Officials (ICBO) and is deeply knowledgeable about a multitude of codes, life-safety issues, and building industry standards. He is an expert in the areas of water intrusion, waterproofing, and moisture buildup in structures (which leads to mold formation), as well as in snow and cold country design.

Rick is a founding member of IMA’s staff, and worked extensively with Ian Mackinlay at Mackinlay/Winnacker/McNeil Architects, where he was project architect or project manager for more than 30 projects. Rick and Ian have cowritten design and technical papers on aspects of snow and cold country design, and Rick was honored by the Construction Specifications Institute for his writing and technical contributions to the organization as well as for having a technical paper published by the American Society of Testing and Materials. Rick studied architecture at the University of Oklahoma. He is licensed
in California, Alaska, Arizona, Idaho, New Mexico, Texas, Utah and
Wyoming, and is NCARB certified.

G. Douglas White, PE, RPA Doug White comes to IMA with over 25 years of diversified experience in engineering design of buildings, structural engineering, building investigations, construction project management and administration, and construction cost estimating. He is a technical expert on building structures, structural repairs, façade restoration, water intrusion, waterproofing, roofing, failure investigations, historic buildings, and building construction. For 13 years, Doug was a principal of a consulting engineering firm, Thomas Downey, Ltd., that specialized in building structures, exterior wall systems, windows, masonry, waterproofing, roofing, swimming pools, historic structures, and construction. He designed and provided technical oversight for numerous repair and restoration projects. Other services included failure investigations, forensic engineering, and expert testimony in litigation work. He has performed capital budget studies for numerous community associations and commercial properties. Doug has testified in court and been deposed as an expert witness in numerous cases involving his technical expertise. He has served as the informal mediator for disputes in construction defect cases. He has acted as an informal advisor to attorneys on various technical matters.

Starting as a young man, Doug has worked in the construction industry and has been a project manager, cost estimator, and expediter for three different construction companies in three different states. His projects were varied and included restorations, window replacements, pool restorations, garage structural repairs, waterproofing issues, wood and masonry structures, roof repairs, additions, adaptive reuse, and more. At different times throughout his professional career, Doug has taught courses to technical and real estate professionals. Teaching topics included construction cost estimating, design and construction of buildings, building exterior systems, real estate asset management, post tensioned concrete repairs, maintaining the building exterior envelope, reserve studies for community associations, masonry repairs, plaza decks and waterproofing, problems with older buildings, parking structure management, and construction project management. Doug is a licensed Professional Engineer in KY, DC, MD, and VA. He earned a B.A. from Earlham College, a B.S.C.E. from Washington University in St. Louis, and a M.S.C.E from University of Missouri, Columbia. In addition, Doug has taken many of courses and seminars to augment his education on dozens of subjects – including roofing, wind loads, testing methods, building materials, accessibility, and more.

Consulting Architect Bill Zemsky was first employed in 1988 by Ian Mackinlay as a Project Manager and as an expert witness on a wide range of issues in construction litigation cases. As a consulting architect for IMA, Bill is working as an executive architect for a private Club in San Francisco in a project to install "Lares" systems, state-of-the-art acoustical enhancement systems, in their City Club Theater and dining room/ theater. He is also working as the Project Manager/Project Architect on the rehabilitation of a Category I historical building in San Francisco and involved in several residential projects and construction litigation cases. Bill had the opportunity to work with the Bank of America, Corporate Real Estate Division. Bill was responsible for the design and construction of all new and remodeled retail banking facilities in the Northern California District including corporate headquarters. After a brief period of time where he returned to residential projects with Terry Lindahl, Bill returned to corporate construction architecture with A. Alfred Taubman, Inc. based in Detroit Michigan, working on much of the west coast Taubman Regional malls.

Employed by Heller-Manus, Architects as a Project Manager/Project Architect, Bill led a team on a large mixed-use, high-end condominium project in Sun Valley, Idaho. In 2001 Bill was hired by BAR Architects as Project manager to oversee a 45 acre, 17 square block new urban creation, mixed-use project in San Jose called Santana Row. Bill was then recruited by Federal Realty Investment Trust to join the owner's management team as an executive architect / development manager for Santana Row. He was in charge of design management and construction of five of the buildings including three retail/residential structures, the central plant/office building and a stand-alone movie theater. He also took responsibility for the design, authorization and construction of a seventeen-block utility distribution system and the extensive art program including 11 fountains. Bill holds a Certificate Superieure from the Universite de Grenoble, France and a bachelor of art and masters degree from the University of California Berkeley. Bill is a California Registered Architect and has a California Contractor B license.

Consulting Architect Paul Cianfichi has been a consulting architect with IMA since 1999. At that time, Paul, principal of Cianfichi Architecture and Planning, and Ian Mackinlay joined to form Ian Mackinlay Architecture + Cianfichi (IMA+C), a full-service architectural firm specializing in the design and planning of community colleges. Recent projects in this arena include the design of a new child-care center and two facilities maintenance centers for Bay Area community colleges, with Paul as design architect. His consulting projects with IMA have included Architects’ Standard of Care review of documents and acting as neutral architect on a high-rise senior housing and skilled nursing facility in San Francisco. He also assisted with the Americans with Disabilities Act review of the Clovis East High School in Clovis, California.

Paul has provided award-winning architectural services to community colleges for more than 30 years. He spent 25 years as principal and owner of Cometta and Cianfichi Architecture and Planning, serving hospitals, public institutions, and community colleges as well as the private sector. He continues to work with his own firm, Cianfichi Architecture and Planning, in addition to IMA. His California design projects include Las Positas College in Livermore, Diablo Valley College in Pleasant Hill, Los Medanos College in Pittsburg, the Walnut Creek Civic Center, and the George R. Gordon Center in Martinez. Paul’s honors for design work include AIA awards for Design Excellence in a Community College, an award for the Walnut Creek Civic Center, and an award from the Walnut Creek Historical Society for Shadelands Ranch. Paul holds a bachelor of architecture degree from the University of California, Berkeley. He is licensed in California.

Staff Architect Margaret Thorp brings a diverse project portfolio and over fifteen years architectural experience to IMA. She has extensive design experience in high-end custom homes, project management experience on non-profit and government/public sector projects as well as experience with commercial, condominium and multi-family housing, and historic preservation projects. Prior to joining IMA, Margaret ran an independent architectural practice specializing in residential design. She worked closely with each client to meet their specific design requirements and other aspects unique to each project including sensitive view corridors, historic districts, passive solar energy design, and diverse stylistic requirements ranging from contemporary to traditional. Her portfolio includes California residences located in Marin, Sonoma, Napa, and San Francisco. Preceding her residential practice, Margaret led project teams as Project Architect on government and non-profit projects at George Miers & Associates (GMA). These include the Livermore Police Facility, the Oakland S.P.C.A., and the San Jose Methodist Church and Pre-School. Margaret coordinated with the client, consultants, and contractors to meet demanding building programs, acoustic requirements, building code and ADA requirements for these projects.

Prior to GMA, Margaret was an architect at Backen, Arrigoni & Ross (BAR) in San Francisco, where her experience included a full range of project types, such as condominiums, apartments, mixed use developments, commercial buildings and custom homes. Her earlier experience remodeling portions of Children’s Hospital in Oakland enabled her to address the specialized codes and OSHPD requirements as the Job Captain for the Skilled Nursing Facility for the Monarch Beach Graduated Care Condominium/Assisted Living Facility located at Dana Point, CA. She was also a Job Captain for the Highlands of Marin Apartment Complex in San Rafael, CA. and assisted with the design phase of the Sheraton Hotel in Boulder, CO. Throughout her professional experience, Margaret has addressed historic preservation and the design issues for architecturally significant historic districts and structures. Her coursework in Historic Preservation Studies at the University of Michigan provided the basis for her subsequent work at the preservation firm Page, Anderson, and Turnbull in San Francisco. While there, she assisted with consulting services for the Palace-Sheraton Hotel remodel (in collaboration with SOM) and prepared Historic Structure Reports for the General Services Administration for a number of Federal buildings listed on the Historic Register. Included in this contract was the L.A. Courthouse Building, several other courthouses, post offices and border crossing stations. Margaret is a member of the San Francisco chapter of the American Institute of Architects and an AIA member of the Organization of Women Architects. Margaret received a Masters of Architecture, B.S. Architecture, and a Bachelor of Fine Arts from the University of Michigan. She is a licensed architect in California.

Project Manager Norman Cuccio joined IMA in 2005. Since becoming a member of IMA, Norman has worked on design development documents, including analysis of existing construction documents for a historic private club in San Francisco. He has assisted in the analysis and repair recommendations for a multi-unit project in San Francisco as well as research and analysis of documents for various design defect cases. Norman has over 22 years of architectural experience covering all phases of design and construction document production. Prior to joining IMA, Norman worked at BAR Architects in San Francisco where he was responsible for the technical accuracy of construction documents and was in charge of developing details for several multi-unit projects in the Bay Area including parts of the Santana Row complex in San Jose. At Heller Manus Architects, he prepared design development and construction documents for several Type I office buildings and Type V multi-unit projects in the Bay Area. He was also part of the architectural team that worked on Thunder Springs, a high-end condominium complex in Ketchum Idaho.

While working for different architectural firms in Switzerland, Norman was a member of the design team for a secondary school, a trade school and a transportation interface and postal exchange center. He was also involved in schematic design through construction documents and administration for a church and two new educational complexes. Norman earned a Master's degree in architecture from the Federal Polytechnic Institute of Lausanne (EPFL) in Switzerland. He is a registered architect in Switzerland (REG A), a member of the Society of Engineers and Architects (SIA) in Switzerland, an associate member of the San Francisco Chapter of the AIA, and is now an AP LEED (Accredited Professionals Leadership in Energy and Environmental Design).

Consulting Architect Ray Ferrari is a consulting architect with IMA and a principal architect at Matrix Settles, an affiliated company to IMA. He possesses over 30 years experience in the practice of architecture with in-depth experience with base building and interior design and facilities strategic planning. Ray has managed multi-task teams of designers, architects, cost estimators, engineers and specialized consultants on phased renovation and design build projects under tight time frames. His experience with design build projects enables him to effectively translate clients' facility requirements and design buildings from the inside out. He has managed over three million square feet of complex design build projects, and more than three million square feet of condition surveys and assessments. Ray has worked on numerous federal projects throughout the National Capital and Mid-Atlantic regions, requiring his technical expertise in the integration of modern technology systems into technical spaces such as computer rooms, auditoriums, training centers, and medical units.

Ray has a sound knowledge of building codes, programming, predesign, schematics, conceptual design, design development, contract documents, contract administration and purchasing, as well as regulations, schedules and codes in use in the government and private sectors. He has overseen numerous projects incorporating systems furniture into the federal government workplace, where the company was responsible for the design and specification of systems. As an effective manager, Ray's responsibilities include directing the development and tracking of schedules; project quality control, coordinating project teams, brokering information to all project participants; directing and coordinating project activities including status meetings, existing conditions surveys, data input, interviews, analysis of findings and development of design directives. Ray is licensed in Utah, Maryland, Virginia, West Virginia, Pennsylvania and the District of Columbia. Ray received his Master of Architecture from the University of Utah, and his Bachelor of Arts in Economics from the University of Notre Dame.

Consulting Electrical Engineer Steve Maskell is a consulting engineer with IMA and is a principal with TM/R Engineering, an affiliated company to IMA. His professional work experience spans over forty years and includes designing complex electrical systems for projects as varied as hospital/medical facilities, power station design and mission critical data centers around the country. As a director for the electrical engineering department at TM/R, Steve brings with him the credentials of one of most highly respected and eminently qualified electrical engineers in the Washington Metropolitan Area. Steve is a licensed professional engineer in Massachusetts, District of Columbia, Maryland, Virginia, and Delaware. Consulting Engineer Thomas Rohrbaugh, PE is a consulting engineer with IMA and is president of TM/R Engineering, an affiliated company to IMA. Tom has a vast background that includes construction contracting, federal employment and private sector consulting. His career of over thirty-five years includes guiding the engineering design work for some of the most significant projects in the Washington metropolitan area, the Mid Atlantic region and nationally. Many of these projects have won awards including recognition under the government's "Design Excellence" program. Tom is an experienced and skilled communicator, teaching at some of the areas leading universities, speaking at seminars and writing articles for many industry publications. Tom holds a Bachelors Degree in Architectural Engineering from Pennsylvania State University and a Masters Degree in Systems Engineering from the University of Virginia. Miriam joined Matrix IMA in June 1999 and has excelled in forensic architecture investigation as well as office-based tasks. She has over eight years of experience providing architectural support on numerous design, consulting, and forensic cases. Her areas of specialization include forensic field work, graphic production and documentation for forensic and architectural projects, as well as product and code research. Ms. Tupy has extensive experience in developing architectural graphics and in organizing the photographic data generated during large, field surveying assignments. Her acknowledged photography abilities also have been a great asset to the investigative documentation process. She was the site photographer for a historical preservation case in San Francisco, CA and has been the lead photographer for many cases over the past eight years. | ||
Consulting Mechanical Engineer Lee is a consulting engineer with IMA and is a mechanical engineer with TM/R Engineering, an affiliated company to IMA. He is responsible for leading the design of mechanical and plumbing systems for major architectural and engineering projects. He has considerable experience in the design and specification of HVAC systems, humidification and dehumidification systems, chilled water plants, advanced controls, steam and hot water boiler plants, exhaust systems, energy modeling, rainwater harvesting cisterns, precision cooling systems for data centers, emergency power generation, plumbing, and fire protection systems. Lee has experience both designing and serving as design team leader to support an integrated approach to projects. He has worked on a number of prominent historic renovations for the federal government, new building designs, facilities assessments, and piping system testing for nuclear submarines. His technical responsibilities include calculating and analyzing heating and cooling loads, performing system selection, layout and design, developing equipment control strategies, energy modeling for ASHRAE 90.1 and LEED, life cycle costs analyses, green engineering consulting, and specification writing. Lee is a licensed professional engineer in California as well as LEED AP. He received his Bachelor of Science in Mechanical Engineering from the University of Virginia. | ||
Consulting Mechanical Engineer Greg Swaluk is a consulting engineer with IMA and is a principal with TM/R Engineering, an affiliated company to IMA. He is responsible for supervising and performing the design of mechanical and plumbing systems for major architectural and engineering projects. He has considerable experience in the design and specification of HVAC systems, specialty HVAC and exhaust systems, specialty air filtration and pressurization systems, smoke evacuation and control systems, steam systems (including "clean" steam), humidification and dehumidification systems, water treatment, plumbing, and fire protection systems. Greg has design and management experience supporting renovation, modernization, and new construction projects. His technical responsibilities include performing field surveys and condition assessments; developing and modeling energy conservation strategies; performing life-cycle cost analyses; calculating and analyzing heating and cooling loads; performing system selection, layout, and specification; setting design and CADD standards for major projects; and performing construction administration services for commercial, institutional, private, and federal clients.

Greg has proven himself in engineering design, technical supervision, and management positions and is a confident and capable leader. He strives to maintain and instill in others a multi-disciplinary approach in which design decisions are made to optimize the project, rather than individual components or systems within the project. In developing the mechanical and plumbing systems for a project, Greg analyzes and considers all relevant design issues including occupant health and safety, thermal comfort, indoor air quality, system flexibility, ease of operation and maintenance, acoustic performance, and energy efficiency. Greg holds a Bachelor's Degree in Mechanical Engineering from The University of Virginia. He is a licensed professional engineer in Virginia.

Principal - San Francisco Office Chris Nutter joined IMA in 1998 and has served as designer and project architect on many residential additions and remodeling projects. He has also been project leader and team member for forensic architecture/ construction litigation cases, which include a nationwide investigation of a failed building product and problems of moisture intrusion and mold in a high-rise university dormitory and in urban and suburban housing developments. In 2003, Chris expanded his production and management skills by consulting at two other Bay Area architectural firms. He returned to IMA in March 2004 in his new role as design director. Chris has performed significant project management work in the Far East, where he supervised the construction of a 100-bed hospital in Cambodia designed by the Japanese modernist architect Kenzo Tange. He also supervised the design and construction of a World Bank-funded school of finance, a regional hospital, and the prototype for a provincial health center (ultimately, 12 sites were built). In addition, Chris is a certified Building Science Thermographer and has taught and administered CADD, networking and image management software. Chris holds a master of architecture degree from the Massachusetts
